Sobha builds everything in-house. That sentence gets said a lot. Here's what it specifically means for the apartment you'll live in.
Walls and slabs are concreted in a single monolithic pour. Not in stages — one shot. This eliminates cold joints (weak points where two separate pours meet). It also cuts slab cycle time in half, which is why Sobha completes buildings 20–30% faster than conventional construction.
Specially designed shear walls made with smart concrete, aligned using German spirit levels. They're engineered to resist lateral forces — including earthquakes. The alignment is checked to ensure opposite walls are parallel and adjacent walls meet at exact right angles. Your room dimensions are not approximate.
Reinforcement steel bars handle tension forces — the loads that concrete alone can't take. The date of concreting (DOC) is marked on every slab. Curing is monitored by day count to ensure strength development is complete before the next load is placed on it.
Button marking is done on all surfaces before plastering. This ensures that opposite walls are parallel and adjacent walls meet at precise right angles. Your room dimensions are geometrically correct — not approximate.
Not one coat. Not spray. Two full layers of putty primer applied, then two coats of paint. This is the process that determines whether a wall looks good in year one and still looks good in year fifteen.
Floor tiles are laid using PVC spacers to maintain uniform spacing. Tile adhesive applied with a notch trowel for an even bed. The result: straight grout lines, no lippage, and a floor that looks professionally installed — because it is.
Every pipe is pressure-tested four times at 8 bar. The industry requirement is once, at 2 bar. If you've ever had a leaking bathroom ceiling or a seepage that took three monsoons to show up — this is exactly the corner that was cut. Sobha doesn't cut it.
Two layers of acrylic waterproofing on every bathroom floor and wall. Plus a slope screed underneath — a gradient built into the floor so water flows toward the drain, not into corners. You don't mop corners that stay dry.
Stone counter around the wash basin for actual usable surface (phones, books, products — they all end up here). Silicone sealant applied at every corner and joint to protect against water, dust, temperature variation and insects. The floor trap is positioned in the exact corner of a tile so edges are clean.
The balcony floor gets six layers of specially manufactured polymer compound waterproofing. Industry standard is one. The difference shows up three monsoons later — or more accurately, doesn't show up, because it doesn't leak.
Balcony tiles are glazed specifically to reflect heat and retain coolness. In May and June, when your balcony faces west and the sun is at 45 degrees, this is the difference between a balcony you use and one you avoid until October.
The balcony door is aluminium sliding — it opens fully so the balcony and the living room become one space. Granite coping along the edges makes the perimeter easy to clean and maintain. Steel railings with rosette fixtures for safety and finish.
Wooden doors are fixed using a specialised structural glue — not just hinges and screws. The result is a door that won't warp, won't creak, and won't need re-alignment in year three when the building settles.
Aluminium sections designed structurally and coloured by powder coating. Mosquito mesh is built into the frame — not added as an afterthought. The result: ventilation without compromise.
Every home has a dedicated ONT (optical network terminal) panel that handles fibre optic input and distributes separate signals for TV, voice and data. It's a dedicated hub — not a tangle of wires behind the router.
Basement flooring is polyurethane (PU) — not raw concrete. It's tyre-friendly, easy to clean, and resistant to oil and water. Basement columns are stencil-numbered so you always know exactly where you parked.
Rubber fenders installed on every exposed basement column. Your car doesn't get scratched. Simple detail, significant cost — most developers skip it.
Fire-resistant shaft doors throughout the building. Exit signage is lit and integrated into the design — not a green sticker added at handover. A dedicated Quality Team inspects the power distribution systems on a scheduled basis.
